- Office Partitioning Plans
- Shows the location of partitioning within a tenancy or a whole floor. Plans indicate the type of partitioning and height in a colour coded format which is easy to read.
- Paper to CAD Conversions
We convert paper documents into dimensionally accurate AutoCAD files. Scanned drawings, blueprints and PDF files are manually traced by trained AutoCAD drafters and checked for accuracy. We can use you layering standards, title blocks and line weights at no additional charge.

- PCA - Lettable Area Surveys
- We prepare (PCA) Lettable Area Surveys of your commercial, Industrial, retail or mixed use premises using the Property Council of Australia guidelines, providing you with an accurate and consistent way of measuring your properties, so there are no potential disputes in regards to rental rates or areas quoted.

- Racking Layout Plans
- We measure the warehouse and show the existing racking configuration and provide both AutoCAD and PDF formats.
- Redefinition Plans
- A redefinition plan defines the boundaries of a parcel off land as they exist today. It may include torrens, old system or crown title.
- Reflected Ceiling Plans
- Our Reflected Ceiling Plans show the visible services within both the ceiling grid and / or set ceiling. Reflected Ceiling Plans of a base building before fit out can prevent disputes when a tenant vacates a property and has to return the tenancy to the original base building.
- Registrable Lease and Sub Lease Plans
Our Registrable Lease Plans and Sub Lease Plans are supplied to meet all the requirements of the Land Titles Office in your state.
Our Lease Plans are to scale with all the necessary hatching and labelling to make the registration of your Lease Plan a simple exercise.
- Retail Lease Plans
Our staff have experience working with major shopping centre management and design teams. We have been involved in the implementation of guidelines for major shopping centres retail lease plans and design requirements.
We provide lease plans which are easy to read and include all the information that a future tenant’s design team would require to complete their shop fit out. Included in our retail lease plans are a floor plan with all visible services and the location of major structures above the ceiling level noted. We also provide a front elevation and section through the tenancy, with heights to the underside of services. We calculate the area of the retail space to PCA guidelines and state this on the plans provided.
- Setout for Construction
Total Surveying Solutions are your experts in building setout whether it is a residential building or a large commercial, industrial or civil project that needs to be setout for construction. We have the staff, expertise and equipment to ensure your setout is accurately positioned in relation to the boundaries and with the approved plans.
Survey checks and further setout work would be undertaken as the project progresses to ensure that each stage conforms with the design requirements.

- A Strata Subdivision gives individual ownership to small portions of a large property with the undivided space becoming common property (eg. Driveways, Stairways, gardens etc) Owners become members of the body corporate which controls maintenance and disputes.

- A Strata Subdivision is the vertical subdivision of sections of a building into separate titles.
- Tenancy Plans
- Shows the proposed split of a whole floor into individual tenancies. Plans are colour coded and provide the approximate areas of each tenancy. If accurate areas are required for a lease we can also provide you with a (PCA) Lettable Area Survey.
