Architects, Project Managers and Designers have found our Architectural Surveys and Existing Condition Detailed Drawings the best way to start major refurbishments or for planning alterations and additions to an existing property. Our experts in this field have completed Architectural Surveys of city office towers, hospitals and hotels. With the final AutoCAD plans created being survey accurate and layered to suit the clients preferred Architects requirements, you have a current base building plan from which you can work in complete confidence.
We can also provide Architectural Surveys which include full Elevations and Sections of the existing building if required to the quality that Architects require.
- As Built Surveys
- A finished structure seldom corresponds exactly to the original plans in every detail. The purpose of an As Built Survey is to record the variations and provide a new set of plans where the As Built data is recorded in place of the original design data when the two happen to differ. We can provide As Built Surveys ranging from concrete slabs with less than 1mm tolerance over the slab to complete office towers and hotels.
- Boundary Surveys
- A Boundary Survey determines the property boundaries described in a deed. It will also show the extent of any easements or encroachments.
A survey is strongly recommended prior to purchasing, subdividing, improving or building on a parcel of land to ensure that potential disputes can be avoided.

- Our Car Parking Layouts are shown in relation to other buildings upon the site. The car parking spaces are numbered and can also be colour coded to show each tenants parking allocation.
- Detail and Feature Surveys
A Detailed Survey shows the features within and surrounding a parcel of land. The amount of detail shown varies from job to job and is dependant on the information required by the Council for Development Application purposes or your Architects scope of work required.
Detailed Survey levels can either be obtained from an assumed datum or to AHD (Australian Height Datum) and contours can be shown at your preferred intervals.
- Development Application Plans
- We provide accurate floor plans and elevations for all Development Application needs including change of use and signage proposals. If you require a set of plans for an existing building we will measure the property and provide you with the plans you require to obtain quick approval.
- Easement Survey Plans
- Preparation of plans and documentation for the creation, removal and / or variation of easements.
- Elevations and Sections
- Elevations and Sections of existing buildings for development applications and renovations are a specialty of Total Surveying Solutions. We can provide elevations and sections of all types of buildings including Heritage with as much detail as the Architect requires. The final plans are provided in both AutoCAD and PDF formats and are highly detailed. The AutoCAD file can also be layered to suit your Architects standards.
- Estate Plans
- We can provide accurate Estate Plans of your Industrial or Business Park showing allocated car parking spaces and relationship between buildings. We can provide final plans in any size required to suit your requirements.
- Evacuation Plans
Evacuation Plans are vital to ensure the safe and orderly evacuation of your premises in the event of an emergency. We measure the existing building and produce accurate plans showing the locations of fire extinguishers, hose reels, fire indicator panels, assembly point and designated escape routes in a simple easy to read plan.
If you already have CAD plans we can produce evacuation plans from them. We would only need to visit the site to pick up the fire services etc. and not do a complete site measure.
- Façade Surveys and Elevations
- Total Surveying Solutions are experts in preparing Façade Surveys for Development Applications and renovations. We can provide Façade Surveys of all types of buildings including Heritage with as much detail as the Architect or Project Manager requires. We Draft the Survey using AutoCAD to a high level of detail and deliver the final survey in both AutoCAD and PDF.
- Flood Level Survey
- Determination of the effect of an existing flood level on a subject property or if no existing flood level exists, the preparation of a field survey to determine the appropriate flood level.
- Identification Survey
An Identification Survey identifies existing buildings and improvements on a block of land. It is recommended to have an Ident Survey done prior to purchasing a property to protect against any potential disputes.
An Ident Survey will check for the existence of easements, covenants and restrictions on the use of the land and whether or not the subject land complies with the conditions. We would also report on the distances of the walls, eaves and or gutters from the boundaries of the property and if there are any encroachments.
