With the final AutoCAD plans created being survey accurate and layered to suit the clients preferred Architects requirements, you have a current base building plan from which you can work in complete confidence.
We can also provide Architectural Surveys which include full Elevations and Sections of the existing building if required to the quality that Architects require.
- As Built Surveys
- A finished structure seldom corresponds exactly to the original plans in every detail. The purpose of an As Built Survey is to record the variations and provide a new set of plans where the As Built data is recorded in place of the original design data when the two happen to differ. We can provide As Built Surveys ranging from concrete slabs with less than 1mm tolerance over the slab to complete office towers and hotels.
- Boundary Surveys
- A Boundary Survey determines the property boundaries described in a deed. It will also show the extent of any easements or encroachments.
A survey is strongly recommended prior to purchasing, subdividing, improving or building on a parcel of land to ensure that potential disputes can be avoided.

- Detail and Feature Surveys
A Detailed Survey shows the features within and surrounding a parcel of land. The amount of detail shown varies from job to job and is dependant on the information required by the Council for Development Application purposes or your Architects scope of work required.
Detailed Survey levels can either be obtained from an assumed datum or to AHD (Australian Height Datum) and contours can be shown at your preferred intervals.
- Easement Survey Plans
- Preparation of plans and documentation for the creation, removal and / or variation of easements.
- Façade Surveys and Elevations
- Total Surveying Solutions are experts in preparing Façade Surveys for Development Applications and renovations. We can provide Façade Surveys of all types of buildings including Heritage with as much detail as the Architect or Project Manager requires. We Draft the Survey using AutoCAD to a high level of detail and deliver the final survey in both AutoCAD and PDF.
- Flood Level Survey
- Determination of the effect of an existing flood level on a subject property or if no existing flood level exists, the preparation of a field survey to determine the appropriate flood level.
- Identification Survey
An Identification Survey identifies existing buildings and improvements on a block of land. It is recommended to have an Ident Survey done prior to purchasing a property to protect against any potential disputes.
An Ident Survey will check for the existence of easements, covenants and restrictions on the use of the land and whether or not the subject land complies with the conditions. We would also report on the distances of the walls, eaves and or gutters from the boundaries of the property and if there are any encroachments.

- Redefinition Plans
- A redefinition plan defines the boundaries of a parcel off land as they exist today. It may include torrens, old system or crown title.
- Registrable Lease and Sub Lease Plans
Our Registrable Lease Plans and Sub Lease Plans are supplied to meet all the requirements of the Land Titles Office in your state.
Our Lease Plans are to scale with all the necessary hatching and labelling to make the registration of your Lease Plan a simple exercise.
- Retail Lease Plans
Our staff have experience working with major shopping centre management and design teams. We have been involved in the implementation of guidelines for major shopping centres retail lease plans and design requirements.
We provide lease plans which are easy to read and include all the information that a future tenant’s design team would require to complete their shop fit out. Included in our retail lease plans are a floor plan with all visible services and the location of major structures above the ceiling level noted. We also provide a front elevation and section through the tenancy, with heights to the underside of services. We calculate the area of the retail space to PCA guidelines and state this on the plans provided.
